Reservation Policies

All reservations require a valid credit card at the time of booking. Guests also must be 18 years or older to create a reservation. In the unlikely event of damage to the room, other common areas of the Charleston House, or missing linens, we reserve the right to charge the card on file to cover the repairs or loss.

We may also collect the following types of personal information:

  • Contact information (e.g., email address, phone number)

Updates to the Privacy Policy

We may update this Privacy Policy from time to time. Any changes will be posted on our website, and individuals are encouraged to review the policy periodically.



Security Measures

We take reasonable and appropriate measures to protect personal information from unauthorized access, disclosure, alteration, and destruction.



Reservations are pre-charged five days prior to the arrival date. Once the card has been charged the reservation becomes non-cancelable, non-refundable and dates can’t be changed. A voucher, valued of the total amount at the original time of booking, will be given to the guest via email. This voucher must be used one year after the date of original arrival. Once that year has past, the voucher is null and void and holds no value. The voucher is only good for room reservations and not toward the online store. We understand that travel plans change and unforeseeable events do happen, the voucher is given to assist in these situations. 


What is the cancellation policy?


Regardless of the reason for cancellation, shortening of reservation, moving reservation dates, or early departure: Single room reservations are non-refundable/non-changeable within five days at 3:00pm prior to the day of arrival. Group reservations, full-house bookings, and multiple rooms traveling together are non-refundable/non-changeable within 10 days at 3:00pm prior to the day of arrival. 


Does the cancellation policy apply to cancellations due to Covid-19?


  • Yes, as Covid-19 is now a known risk to travel, the above cancellation policy is in effect.
  • This cancellation policy also applies to reservations canceled due to weather.
  • Third-Party reservations (Expedia, Hotels.com, Booking.com, etc.) are non-refundable regardless of when cancellation is made.
  • If you are concerned that you may not be able to make your trip for any reason or just want a little extra peace of mind and flexibility, we suggest you purchase travel insurance.
  • If cancellation is due to official travel restrictions issued by federal, state, or local government, we will issue a Credit Voucher to be used within 12 months of the issue date.


CHECKING IN/OUT

Check-in Time is from 3:00 pm. until 6:00 pm. As a small business, our front desk is not continuously manned 24 hours a day. If you are arriving outside of those hours, please notify us, we will be glad to make alternative arrangements. 


Check-out time is 11:00AM. Late checkout requests must be made before the check-out date and subject based on scheduled occupancy. Check-out past Noon will be assessed with a possible late Check-out Fee. Lost keys are subject to a non - refundable $25 replacement fee. 


Both early check-in and late check-out are possible but subject to availability and prior arrangements will need to be approved by the proprietor. 


Safety & Security

Overnight accommodations are restricted to registered guests only. Please do not assist anyone into the property that is not your party. Management will be glad to assist. Our guest's privacy and safety is very important to us. 


Surveillance Cameras

Our surveillance cameras are clearly marked and identifiable only in common areas, never in private spaces. 


Each room has a armoire or a closet. A room and exterior property keys will be give to the guest at check in. If the key has been misplaced then a $25 fee will be charge for a replace cost. The Charleston House is not responsible to replace.


Safety Measures


 Fire Extinguishers

 For easy accessibility, each floor has fire extinguishers and maintained annually.  


 Escape Routes

Clearly marked back lighted exit signs near and in the hallways. 


Emergency Preparedness 


Emergency Contact info is posted in all guest rooms, including local emergency services. 


First Aid Kit is stocked and accessible to staff and guest.  Regularly inspected.


Power Outages: Flashlights and emergency lighting available in common areas and rooms.  


Liability

The Charleston House shall not be held liable for any injuries, accident, loss, or damage guest items while the guest on the property arising.


Alcohol and Substance 


The Charleston House does NOT sell alcohol.   Guests may bring their own alcohol for personal consumption, but excessive drinking that leads to disruptive behavior will not be tolerated. 


Legal Drinking Age: Guests must be 21 years or older to consume alcoholic beverages on the premises, in accordance with Illinois state law. If a minor is caught drinking on premise it will result in immediate eviction and law enforcement will be notified.

Sec. 0.01. Short title. This Act may be cited as the Innkeeper Protection Act.

  (740 ILCS 90/9) (from Ch. 71, par. 4e) Sec. 9. 

Any person who shall remove or attempt to remove from any hotel, inn,

boarding house or lodging house any article of property belonging to such

hotel, inn, boarding house or lodging house shall be guilty of a Class A

misdemeanor.

    (740 ILCS 90/10) Sec. 10. 

Refusal of admission. 


A proprietor or manager of a hotel may refuse to admit or refuse service or accommodations to a person who:


        (1) while on the premises of the hotel, destroys or threatens to destroy hotel property or causes or threatens to cause a public disturbance; or 


       (2) is seeking accommodations for the unlawful possession or use of controlled substances or the use of the premises for the consumption of alcoholic liquor by a person under the age of 21.

    (740 ILCS 90/11) Sec. 11. 

Right to eject. 


    (a) A proprietor or manager of a hotel may remove or cause to be removed from a hotel a guest or other person who:


        (1) refuses to pay for accommodations or services;


        (2) while on the premises of the hotel, destroys or threatens to destroy hotel property, verbally or physically threatens employees or guests, or causes or threatens to cause a public disturbance;        


(3) is using the premises for the unlawful possession or use of controlled substances by the person or using the premises for the consumption of alcoholic liquor by a person under the age of 21 years of age; 


(4) violates any federal, State, or local laws, ordinances, or rules relating to the hotel;


(5) violates a rule of the hotel that is clearly and conspicuously posted at or near the front desk or posted online where the guest can view it before making a reservation at the hotel; or 


(6) uses verbally abusive language toward the hotel's employees or guests. As used in  this Section, "verbally abusive language" means any language that would reasonably be found to be threatening or demeaning.


(b) If the guest has paid in advance, the proprietor or manager of a hotel shall tender to the guest any unused portion of the advance payment at the time of removal.


(c) Nothing in this Section shall be used as a pretext to discriminate against a guest on the basis of characteristics protected under local, State, or federal antidiscrimination laws. This Section does not limit any rights or protections that a guest or other person may have under local, State, or federal antidiscrimination or civil rights laws.

    

(d) A proprietor or manager of a hotel shall not eject a guest while the area the hotel is located in is under a severe weather warning without first giving a verbal or written warning to the guest that the guest may be ejected for the guest's behavior. As used in this subsection, "severe weather warning" means a tornado warning, severe thunderstorm warning, flash flood warning, or winter storm warning issued by the National Weather Service.

    

(e) Nothing in this Section shall be used as a pretext to terminate a month-to-month, yearly, or any other term lease, written or oral, of a permanent resident. A proprietor or manager of a hotel shall not terminate the lease of a permanent resident without first going through the appropriate legal process required to lawfully terminate such lease. This Section does not limit any rights or protections a permanent resident may have under local, State, or federal landlord or tenant laws or fair housing laws.

Forgotten & Lost Items

The Charleston House is not responsible for any forgotten & lost items from  guests. Please ensure that all items have been safely packed away before you depart. When an item has been forgotten, the proprietor will document the item in a log file.  A phone call and or email will be sent to inform you about the item. The item will be held in a secured location until the owner contacts us. Shipping cost will be paid by the guest’s credit card that is placed on file. A room rate adjustment/refund will not to cover the shipping cost. The shipping rate is also non negotiable. The guest can also deny that the item not to be shipped or for the proprietor to hold the item until the item has been retrieved.   


Smoking & Allergies

The Charleston House Bed and Breakfast Inn is a 100% non— smoking facility. Smoking/vaping of tobacco or marijuana is not permitted anywhere within the inside common areas, guest rooms, bathrooms, fire escapes or front porch. The back porch is the designated smoking/vaping area. Should it be found and determined that smoking/vaping has taken place in a guest room or any public spaces that is not in the designated smoking area, the proprietor will charge a $250 cleaning fee, placed on the guest card on file before or after check - out. 


Essential Oils & Aromatherapy. These products can put off a strong - smelling based essential oils creating an odor that may be objectionable to our guest and staff, and is difficult to remove from the air, carpet, walls and furniture. This also includes open - flame candles, diffusers and incense burners which are also prohibited. If this policy is not followed, the consequences of using these items are the same as our smoking policy. 


ADA service animals welcome - however, we do not allow any kind of pet that is not ADA compliant.  


If the proprietor has discovered that any of these policies have been broken, a non - refundable and non - negotiable $250 cleaning fee will be charged.  


The Charleston House is committed to protecting the privacy and security of personal information. This Data Privacy Policy outlines the types of personal information we collect, how we use it, and the measures we take to ensure its confidentiality.



Quiet time is between 9:00PM - 7:00AM

Quiet time is between 9:00PM - 7:00AM. We want all guest to be respectful to other guests. This does include any loud music or televisions from any devices and or other disturbances that could bother other guests who may be trying to sleep or relax. Excessive noise during these hours, especially if it is prolonged, will not be tolerated and should be reported to proprietor immediately. The proprietor has the right to evict guests for any such behavior upon his discretion with no refunds will be granted. 

PROPERTY ACCESSIBILITY

The Charleston House Bed & Breakfast Inn is an historic 19th century  Inn, and has some wheelchair accessibility, however, does not have to comply with ADA compliant. 


Only one guest room is wheelchair accessible on the first floor. A wheelchair ramp is situated in the back of the house. The  Accessibility Statement provides more inforamtion about the accessibility of the Charleston House Bed & Breakfast Inn.
